Here’s a unique Vegas property you don’t find in Las Vegas these days: two houses on a quiet street with a pool on nearly an acre, convenient to the 215 freeway with tons of storage in a big-house, big-lot, neighborhood.
It could be a huge property for a large family, a compound for an extended family or perhaps even an executive retreat location. It’s got its own well and a septic system, so it could operate off the grid with the addition of solar. And it’s priced under $500,000.
There’s a catch, of course.

Listing agent Elaine Hansen says the home was her clients’ parents, and a man who lived on it kept an eye on it. It was cleared out last summer, she said, but still needs work.
The property has not been maintained, and it shows, really shows. Considerable rehabilitation would be required to make it livable again. Parts of it would simply have to be removed because it doesn’t seem to be either safe or to code. There is no lack of things that need to cut down, pulled out or thrown away.
Carpeting, flooring and some fixtures would have to be replaced – and the carpeting, wood paneling and décor reflects a ‘70s style that’s almost funny. Some additions look like they were added one at a time, creating an Alice in Wonderland pattern of room after never-ending room with curious purpose. For example, there are a handful off rooms that lead off the master bedroom, ending with an enclosed space that houses an above-ground Jacuzzi, and another that seems like a mud room.
Some trees are dead and the living ones are overgrown. All the house operating systems would have to be checked out, and the house is being sold as-is. This is more than just a handyman’s special.

On the other hand, this property has enormous opportunity.
Even with removing some of those odd add-ons, this place has an incredible amount of space under roof. One wing has a huge working space big enough to be an assembly room, with another room behind that which opens up to a private, and overgrown, fenced yard. Above those rooms is a huge loft that opens to a second-story balcony with views to the front.
It would be a perfect property for someone to live in and run a business out of that requires land for material storage, like some kind of construction.
“A landscape business would be great with this being on a well,” Hansen said. “A dual living family would work with the guest house. We’ve had inquiries from people wanting to run various businesses (being able to store equipment in the back) as well as those wanting to fix up to utilize living there themselves.”

In addition to six or seven storage units on the property (at least some of which are a bit shop-worn), it has a large Quonset hut style metal building with a cement floor that could hold multiple vehicles or massive supplies. The side driveway is gravel but enormous with considerable available parking. (The neighboring property is full of RVs and other vehicles, but a friend of the owner told me that eventually that will be a residence as well.)
In the current configuration, the house in the back of the property has a separate address and power hookup, so that could be a rental. The property has horse privileges (and a couple of block stables far in the back, surrounded by sheds), which can be valuable in Las Vegas in a resale even if the next buyer doesn’t use that feature.
While it’s unclear how operational the well is, having that right also has value as getting them permitted these days is difficult.

Not for everyone
A unique Vegas property like this is not for everyone – make that even not for most people because of the refurbishing required. But someone with the right vision, ability and financing could turn this place into a personal palace, a money-making operation or a financially rewarding flip. Some lenders offer loans that include the refurbishing cost, which might be worth considering in such a property.
